The pressing challenges of modern housing are well-documented: a lack of affordable options, inadequate indoor climate and a one-size-fits-all approach that fails to meet the diverse needs of residents. These challenges are perpetuated by unsustainable construction practices and a disjointed approach to planning, where each building project starts from scratch instead of focusing on long-term partnerships and quality optimization over time.

Manilva Homes
We took over this project with 6 dwellings in Sotogrande from another property developer and have decided to slightly change the concept and ofcourse design to be closer to our own vision where we want to strengthen the sense of a new way of thinking; a concept that is centred around building a better living environment that benefits both people and the planet.
6 villas show how we can develop more sustainable homes with a three times lower CO2 footprint and a first-class indoor climate. This concept holds the lowest CO2 emissions in Spain, demonstrating that we do not have to wait for future technology to build more sustainably.
The vision of the overall concept is to lead the way within the building industry and show how rethinking buildings can help solve some of the global climate and health challenges. We envisioned an open-source development model that enables a new holistic approach to construction by factoring in the entire lifecycle. The concept is based on five key principles: homes should be healthy, affordable, simple, shared over time and scalable. These principles can be applied to new or existing buildings and communities.
Our technology exemplifies the balance between traditional building methods on site which take very long time and leave a lot of emissions and our modern low emission practice. We provide stakeholders and collaborators with a framework for navigating the sustainability imperatives of the moment while encouraging the design of healthier homes. It comprises seven strategic drivers: flexibility, quality, environment, health, community, local, affordability.

Selwo - Adaptable homes for life
We took over this project with 61 apartments placed in 9 Apartmentbuildings on one plot in Estepona, from another property developer.
We have decided to slightly change the concept and ofcourse design to be closer to our own vision where we want to strengthen the sense of community by combining private dwellings with shared spaces, resources, outdoor areas and amenities.
Technology
Main vision is quick construction time and adaptability. From young couples to families and seniors, New interior design is tailored to meet the unique needs of diverse demographics and changing lifestyles. For instance, residents can upgrade their homes over time with custom-made finishes, furniture and wall divisions.
Even though each project starts with the same range of hybrid system components, their endless combination possibilities and design variations enable a wide range of apartment and building typologies suited to any site. Marking a departure from monotonous block structures, Selwo is now tailored to fit into the local urban context.
Healthy building principles such as eco-friendly materials, natural ventilation, plenty of natural daylight, proximity to nature and shared communal spaces enhance the quality of life for residents, but also contribute to the vibrancy of neighbourhoods, creating welcoming environments that promote interaction.
Material banks rather than resource drains
Selwo is now redesigned for longevity and disassembly, enabling easy maintenance and renovation throughout their lifetime as well as reusing and recycling of all core components. In other words, it is a real estate product that serves as a material bank and not as a resource drain.
